Clear rules for using Resi.
These terms are a robust launch draft for resirentals.ca and the public-to-application journey. They remain noindexed until final business contact details and legal review are complete.
Using the site
Use Resi for lawful rental discovery and legitimate business inquiries.
You may use Resi’s public website to browse published rental information, read Resi content, start a rental application for yourself and contact Resi about legitimate property partnerships. You must not misuse the site, attempt unauthorized access, interfere with the service, scrape or harvest personal information, submit fraudulent applications or inquiries, impersonate another person, or use the service in a way that violates applicable law or another person’s rights.
Rental information
Availability, pricing and property details can change.
Resi’s public rental pages are generated from the current inventory records supplied or maintained through Resi’s internal leasing system. Properties may change pricing, availability, incentives, included features or other details, and a home may become unavailable before cached public information refreshes. Resi will not knowingly keep a separate public listing active after the authoritative record is no longer public-eligible.
Public listing information is provided to help renters evaluate opportunities; it is not itself a lease, offer, reservation or guarantee that a unit will remain available.
Applications
Starting or submitting an application does not guarantee approval or a tenancy.
Resi may help a renter initiate, complete and organize an application and may assign a Resi leasing advisor to support the process. The participating property remains responsible for its own applicant decision and any final lease approval. A rental is not secured until the applicable parties complete the required lease process.
Applicants are responsible for providing accurate information and must not submit documents or information they are not authorized to provide.
Accounts & secure links
Protect application links, verification codes and account credentials.
Secure invitation links, verification codes and authenticated sessions are intended only for the person to whom they are issued. You are responsible for taking reasonable steps to protect them and for promptly contacting Resi if you believe an account, link or code has been compromised.
Property partnerships
A website inquiry does not create a representation or leasing agreement.
Submitting a Partner with Resi inquiry only starts a business conversation. Any property marketing, leasing, compensation, authority or other commercial relationship must be separately agreed to in the applicable written agreement before it is effective.
Intellectual property
Resi’s site, brand and original content remain protected.
Unless otherwise indicated, the Resi name, branding, site design, original text, software and other Resi-created materials are owned by or licensed to Resi and may not be copied, republished or commercially exploited except as permitted by law or with authorization. Property photographs and listing materials may be owned or licensed by participating properties and remain subject to their applicable rights.
Third-party services
Some features depend on service providers.
Resi uses third-party infrastructure and communications providers to operate the service. Their availability can affect specific features. Links to external websites or services, if shown, do not make Resi responsible for third-party content or practices. Personal-information handling is addressed in the Resi Privacy Policy.
Service availability
Resi may maintain, change or temporarily interrupt the service.
We work to keep Resi reliable, but the website, inventory feeds, application delivery, email or calling features may occasionally be unavailable because of maintenance, provider outages, security events or circumstances outside Resi’s reasonable control. Resi may change or discontinue site features as the business evolves, subject to applicable law and existing contractual obligations.
Liability
Legal rights that cannot be excluded remain protected.
To the extent permitted by applicable law, Resi is not responsible for indirect or consequential losses arising solely from use of the public website, temporary site unavailability, or reliance on information that changed after it was published. Nothing in these terms excludes liability or consumer, privacy, tenancy or other rights that cannot lawfully be excluded or limited.
Ontario & Canada
These website terms are governed by applicable Ontario and Canadian law.
These terms are intended to be interpreted under the laws applicable in Ontario, Canada, without overriding mandatory rights or rules that apply to a particular user, tenancy, privacy matter or property relationship.
Changes & contact
Material changes will be reflected in the current terms.
